Shoreview Building Group was established in 2017.

Just like many other Building Companies, our services included the traditional construction-only service to which we had great success.

 

For most people, their home is the most expensive asset they will ever own, and it's our privilege to ensure that we exceed our client's needs and expectations.

The biggest issue for architect-designed projects is that construction costs are only confirmed once the design stage is complete, meaning clients must be fully aware of what the job will cost or entail. Most commonly, building quotes come in well above the budget anticipated. Still, by then, clients have already spent substantial time and money designing plans only to find they can't afford to build. If quotes are over budget, the client pays for redesigns and the builder's fee to re-quote.

On some occasions, using this method also means the cheapest quote wins to meet the minimum requirements and standards, meaning right from the beginning, the client and the builder are on opposing sides.

So, in 2023 after the Covid 19 Pandemic had settled, I realised changes had to be made more so than ever. So, I restructured Shoreview Building Group to incorporate design services under one roof. This process alleviates stress and ensures clients and builders are on the same page right from the start.

Communication

Communication is, above all, the most important consideration to factor in whilst building your dream home. When creating an architect-designed home, the client is the messenger between the builder and architect, which means the weight and responsibility ultimately rest on the client's shoulders. A lack of communication between all parties can often lead to misunderstandings, disagreements and conflict.

The D&C company takes on the lead role of communications to ensure everyone is on the same page every step of the way. This saves the client time dealing with each party separately and makes tasks easier to complete when working together.

Risk

The D&C Contractual agreement means that the builder is obligated & responsible to ensure the client's needs and requirements are met to the highest standard. 

When a client deals with multiple consultants, the burden rests on the client to ensure the project is free from design errors or hold-ups. This ultimately leads to costly delays, and it will be the client's sole responsibility to rectify any possible issues.

If any of these issues occur when building with a design and construction company, it will be the builder's responsibility to rectify them at the builder's cost and time.

Time

The traditional building method means that the client needs to deal with each consultant individually in stages; some of these consultants are as follows but not limited to:

  • Architect/Building Designer

  • Engineer

  • Council/Certifier

  • Builder

This can be highly stressful, confusing and time-consuming for a client as multiple ducks must be lined up before entering the construction phase.

One of the tremendous benefits of using a design and construction team is that every project phase is done under one roof, leaving the client with just one point of contact. In addition, an enormous amount of time can be saved as Design and construction companies have already established ongoing working relationships with the consultants required. 

Once construction commences, the builder has direct contact with the consultants under the contractual agreement so that in the event any issues occur, they can be rectified promptly.

Budgeting

The most significant advantage of using a design and construction company is budget. Once the client has established a budget to work with, the design process may commence like any other project; however, the critical factor is the builder now has the opportunity to oversee the early phases of design to ensure the needs and requirements of the project can be met within budget. Any changes that need to be made can be done early in the design phase. This allows the builder to give a firm price before the approval process, meaning that the client saves time and money in rectifying a set of drawings they can't afford to build.
